3905 North Dallas Parkway: execution of an overlooked office acquisition opportunity

Through its relationships, Ojala identified the opportunity to acquire this unique office building in the high-growth Far North Dallas office submarket.  The property was 100% leased to a strong credit tenant, but the existing lease structure was not marketable to institutional investors.  Therefore, Ojala was able to acquire the property at a very attractive basis with strong in-place yield.  Through its scenario analysis and loan structuring Ojala was able to create a transaction that offered its investors strong upside potential with significantly mitigated risk.
